Is listing free now, or free for good?

For good. There is no per-unit fee, no cap on how many units you list, no listing that expires into a paid tier, and no commission taken from the lease when your unit rents. The two add-ons are how we earn, and both are things you have to actively choose.

What happens if my unit does not rent?

On a free listing, nothing, because there was never anything to pay. On management, a vacant month is ₱0, because the fee is charged against rent received and no rent means no fee. The ₱699 promotion is the one thing you pay upfront, and it does not come back if the unit sits.

Do you take a cut of the lease?

No. Not on signing, not on renewal, and not a finder's fee. Traditional agencies usually take a month's rent for placing a tenant; we do not, which is why the monthly fee exists at all.

What is not covered by ₱1,499?

It covers rent up to ₱20,000; above that it becomes 8% of rent received. Repairs themselves are billed at cost by the vendor, not marked up by us, and anything over ₱2,000 needs your approval first. Renovations, legal action and unit sales are outside it entirely.

When am I actually invoiced?

On the 5th, with the monthly statement, and always after the rent has landed. Our fee is never deducted from your rent. It appears as a separate invoice, so the amount that reaches your account is the amount the tenant paid.

Can I cancel in the middle of a lease?

Yes. Thirty days' notice, no exit fee, and we hand over the tenant's contact details, the payment history and every document we hold. The lease is between you and your tenant, so it carries on unaffected.
