What we do not promise

Six things we will not do, and why. If any of these is what you need, we would rather you found out here.

We cannot guarantee your rent

No agent honestly can. What we do is chase it the day it is late, document every follow-up, and tell you the same day rather than at month end. If the rent is not coming, you hear it from us first.

We never hold your money

Rent goes from the tenant into your account, exactly as it does now. The deposit stays wherever you agreed to keep it. We invoice you separately, so there is nothing of yours for us to sit on.

We do not visit your unit

Everything is coordinated by message and through vetted vendors, with photos confirming each job. That is why this costs ₱1,499 and not the 8 to 10% a traditional agency needs. If your unit genuinely needs someone standing in it, we will say so.

We do not manage renovations

Anything structural, or any single job much over ₱50,000, is outside what we take on. We will refer a contractor we have actually used and then step back. Small repairs are ours; a bathroom rebuild is not.

We do not sell units

Rentals only. We have no sales arm, which means we are never quietly hoping you list it for sale instead of renting it out.

We never charge tenants

No placement fee, no service fee, nothing to view or to apply. Tenants pay rent and their deposit, and that is the whole list. An agency that charges both sides answers to neither.
